EMERALD IMPACT, with registered office at Paseo San Francisco de Sales 41, Esc1 – 6A, 28003 – Madrid, holder of Tax ID (CIF) number B10786176, and email info@emeraldimpact.es, is the controller responsible for the processing of personal data.

2. What do we do with your data?
Below we inform you of the purposes for which we process your personal data, which, without being exhaustive, can be summarised as follows:

  1. Managing sign-up and registration as a user of EMERALD IMPACT in its various versions.
  2. Managing information related to properties you add to the platform for assessment and proposal of results.
  3. Managing registration as a client of REDI and representation to act as an authorised agent in dealings with utility companies, enquiries, and access to the services platform.
  4. Processing your personal data to send commercial communications or information that may be of interest to you.
  5. Assessing your client profile to improve the service and offer new services associated with REDI’s portfolio.
  6. If you are a tenant: managing the property that best meets your requirements and assessing your creditworthiness; handling registration and the signing of the tenancy agreement; managing chat with the manager/landlord; etc.
  7. If you are a landlord: publishing a listing for your property on various rental platforms, managing the properties you have for rent, handling registration and contract signing; managing direct chat with the tenant, understanding the profitability of your properties, preparing profitability reports, etc.
  8. If you are an agent/professional: identifying you and registering you in our system as the manager of a property portfolio, managing the selection of proposals made on rental listing platforms, managing registration and digital signing of tenancy agreements, handling incidents, repairs, or other services that clients may require.
  9. Data collected automatically through the website: conducting internal analyses of our website to improve the site and our services in line with our users’ preferences.
  10. Processing your personal data to create consumption profiles for utilities and other services tailored to the client’s interests.

3. Data we process
Contact us
. When you contact us through the form or the website, we collect your name, email address, telephone number, the postcode of your property, whether you are a tenant, a landlord or an agent, and your message.

General website users. Due to internet communication standards, when you visit our website we automatically receive the URL of the site you came from and the site you visit when you leave our website. We also receive the internet protocol (“IP”) address of your computer and the type of browser you are using. Apart from the foregoing, and as set out in our cookie policy, we do not collect any personal data if you are only browsing the website.

Data collected in electronic communications. When we exchange messages via email, we will request certain data in order to provide our services to you. The data we collect are as follows, without prejudice to our requesting additional information where necessary:

Savings in immediately available financial instruments (savings or deposits in current or equivalent accounts). Employment start date (seniority). Employment status. Employment end date, if applicable. Payslips. Employment history record. If self-employed: income tax return. Tenant type (guarantor or tenant). Rent amount.
  • If you are a property owner: Full name. Telephone. Email. Address. National ID/Foreign ID/Passport. Bank account. Exact property address (Country, Province, City/Town, Postcode, Neighbourhood, District, Sector, Abbreviation, Street, Number, Block, Stairway, Floor, Door). Year of construction. Usable floor area. Built area. Plot area. Photographs. Number of bedrooms. Number of bathrooms. Kitchen description. Appliances. Property type. Utilities status. Community fees. Other expenses. Occupancy certificate. Energy certificate. Property cadastral reference. Cadastral reference for parking space or storage room, if applicable. Land registry extract/Deed of ownership. Monthly rent and contract duration. Meter readings for water, electricity and gas. Most recent utility bills for water, electricity and gas. Most recent Property Tax (IBI) receipt. Property inventory. Electrical installation certificate (CIE) and, if the property is in Catalonia, also the Electrical Installations Recognition Certificate (BRIE).
  • If you are an agent or are interested in collaborating with REDI as an Agent: Full name. Telephone. Email. Address. National ID/Foreign ID/Passport. Bank account. Professional registration number for property management administrator or real estate agent (API).
  • If you are a professional (self-employed or a company) wishing to collaborate with us: Full name. Telephone. Email. Address. National ID/Foreign ID/Tax ID. Company name and details, if applicable. Bank account.

It is important that the personal data we hold about you are accurate and up to date. You are responsible for the accuracy of the information you provide to us and are expected to keep the information you provide updated.

4. Legal basis
The legal bases that enable the processing of your personal data in relation to the purposes described above are as follows:

  • Users registered with REDI: the legal basis for users who register on the REDI platform is their express and unequivocal consent.
  • REDI clients: the legal basis is the contractual relationship formalised when requesting REDI’s own services, as well as the power of attorney to manage utilities on behalf of and in representation of the client.
  • Users and clients: the legal basis for sending informational and commercial communications is REDI’s legitimate interest.

5. Disclosure to third parties
Your data will not be disclosed to third parties unless necessary to comply with a legal requirement. In any case, by virtue of the authorisation and mandate granted, your personal data will be communicated to the data controllers of companies and utility providers in processes for termination and activation of services or modification thereof.

6. Data retention period
Depending on each of the processing purposes for your data, we retain data in accordance with the retention periods established in the applicable regulations in force, and until you withdraw your consent, where applicable.

We inform you that your data will be kept blocked upon completion of the processing for which they are intended and for the limitation periods for obligations defined for each of the stated processing purposes.

7. Your rights
At EMERALD IMPACT, we aim to fully guarantee the exercise of the rights you hold under the GDPR. To this end, we inform you that you have the following rights:

  • Right of access to your personal data: to know which personal data we process and the processing operations we carry out.
  • Right to rectification of any inaccurate personal data.
  • Right to erasure of your personal data: where this is possible and without prejudice to the blocking of information subject to legal retention.
  • Right to request restriction of processing of your personal data where the accuracy, lawfulness or necessity of the processing is in doubt, in which case we may keep them blocked for the exercise or defence of claims.
